The apartment features fully furnished living room, where you can really feel at home. The modern open-plan kitchen is fully equipped with everything you need if you decide to stay home and prepare your favorite dish instead of going out for a meal. Feel at home around the dining table that sits 4 – a great place to share a glass of wine and your favourite meals.
Passing through the doors into the master bedroom you’ll find a large double bed. There is a closet space to hang up your things.
The main bath is off the vestibule featuring a full-sized tub and a sink. The toilet is located in a separate room for that extra comfort.
In the building you will find also the following services that are against payment: Sauna, Fitness, Solarium and Table tennis. If you prefer to find privacy in fresh air, enjoy the bright and sunny courtyard which belongs to the building.
Easily you will find the finest shopping and dining establishments. Just several minutes away are the famous shopping streets – Neubaugasse and Mariahilferstrasse. You need just 15 minutes to get to the city center taking the train from S-bahn station - Westbahnstraße/Zieglergasse, located approximately 300 m from the apartment. When you get there, visit Saint Charles’s Church and the Opera House and wander through the Old City until you reach Saint Stephen’s Church. With peaceful location, a lovely kitchen, an excellent bathroom and big living room and bedroom, we feel you’ll be very happy staying in Apartment Vienna Art.
Because of our desire to satisfy our guests we are offering you to park your car very inexpensively at our private garage for 8 euros per day. It is situated in the building. If you like to use that option you have to inform us by booking the apartment to reserve the car place for you.

We do not have a reception desk 24/7 and we need to organize an appointment with our agent on site, who will welcome you on arrival date and assist you during your stay. We kindly ask you to inform us (preferably over the phone a few hours in advance) in case your arrival has to be postponed. For any delay more than one hour there will be an added fee of 10,00 Euro due to the fact that we need to reschedule and plan an extra journey to your address.

In the spirit of the good neighbourly relation, please take into consideration the
rest periods in from 21:30 in the evening to 09:00 in the morning, and afternoon from (phone number hidden). The volume of the radio and the television should be reduced so as not to be heard outside the room.
2. Organization of parties, consumption of alcohol and drug use in the apartment
The organization of parties in the apartment, the loud music and all kinds of noise, the excessive consumption of alcoholic and the use of drugs are strictly prohibited and can cause immediate termination of the contract.
All items that are in apartments or which are part of the apartment may be used by the tenants. Please be careful with them.
4. Maintenance of the apartment and damage
The tenant must use the leased premises, furniture and the equipment in the apartment with care and caution. The tenant must notify the landlord immediately in case of absence of certain items of the furniture or in case of a danger that threatens their storage. The tenant is responsible for all damages and shortages in the rented premises and objects, as far as this is beyond the wear as a result of proper use. This also applies to the damages and the shortages caused by third parties who were in rented premises with the agreement of the tenant.
5. To the smokers
Smoking in our apartment is undesirable. By damage from cigarette burns, such as spots and holes on the furniture, sheets, tableclothes, etc., the value of the affected objects must be recovered.
By the loss of the front door keys the tenant is obliged to pay 100 Euro because the patron of the lock should be changed completely.
Keeping pets and also allowing pets of other guests in the apartment is prohibited.
Please, bear in mind that the kitchenware must be returned to the cupboard only in pure form, the same applies to the cutlery, the pots and the tools that are used for cooking, especially the toaster, the coffee machine and the kettle. On your departure, if it is possible, the kitchen should look like, as you found it before. Please use the plates on the stove carefully and thoroughly. Do not sit on them. The plates must be cleaned in case they are dirty as e result of cooking.
Please, does not leave your garbage uncollected on departure. By your arrival we will be happy to answer your questions about the recycling process.
Please, dry your wet laundry in the bathroom, because the apartment`s floor is covered with water-sensitive laminate. If, in any other circumstances, the laminate flooring be damp or wet, please dry it immediately.
TV (Satellite Television)
Please do not reprogram the TV at your request.
The landlord does not take any responsibility for the imported by the tenant valuables. Using the road to the apartment, the apartment, the stairs, the elevators, the furniture, etc., is your responsibility
11. Right to dispose of the apartment
In need for immediate repairs, it could be necessary, the landlord to enter the apartment without the knowledge of guests.
12. Arrival and departure
The arrival in the apartment is possible after 14:00 pm. To be able to prepare the accommodation for our next guests, we kindly ask you to leave the apartment until 10:00 am. On days when we have to other guests in our property, times of arrival and departure can be discussed individually.
13. Early departure
In cases of early departure the landlord does not recover the rent.
14. Number of people
The number of the people should not be exceeded without the consent of the landlord. After obtaining the consent by the landlord, it should be negotiated the appropriate higher rental cost. The granting of the apartment to third parties is prohibited. In violation of this rule, the landlord has the right to terminate the lease immediately and to require a payment for the exceeded number of guests for the duration of their stay.
